During the East Croydon licence instruction how did you identify the need for an alternative site?
The landowner was unresponsive which risked delaying the project works. I reviewed nearby land ownership and identified a vacant site owned by a developer that was close to the works location and suitable for the operational requirements.
What factors did you consider when assessing the developer’s site as an alternative?
I considered the size of the land proximity to the worksite accessibility for vehicles and whether it could accommodate the operational activities required by my client.
How did you ensure the alternative site met the client’s operational requirements?
I compared the physical characteristics of the site with the client’s brief including location access and size before presenting it as an alternative option.
How did you communicate the alternative site recommendation to your client?
I explained the risks of continuing negotiations with the unresponsive landowner and presented the alternative site as a suitable option to avoid delays to the project.
How did you approach the developer when seeking a licence agreement?
After confirming the site was suitable I contacted the developer and began discussions outlining my client’s requirements and the proposed temporary occupation.
For the Western Arcade report how did you identify the client’s objectives?
I arranged a site visit with the client to understand the key drivers behind the report and the outcomes they wanted to achieve.
What research did you undertake before producing the Western Arcade report?
I carried out research into the surrounding environment footfall visibility and tenant mix to ensure the recommendations were supported by reliable information.
How did you ensure the report delivered value to the client?
I presented the findings clearly and amended the report following client feedback to ensure it addressed the concerns raised.
If the developer refused to grant the licence what would you advise your client?
I would recommend identifying further nearby sites and potentially reopening discussions with the original landowner while assessing alternative operational solutions.
If a client disagreed with your recommendation how would you manage this?
I would explain the reasoning behind my recommendation provide supporting evidence and discuss alternative options before agreeing the best course of action.
