Rules that govern how land can be used, either by the gov or by private parties
Deed restriction
A rule in a deed that limits how a property can be used or looks. Set by an owner or developer; may be permanent or temporary.
Subdivision CC&Rs
Rules set by a developer or HOA that control property use or appearance. They apply to all owners but aren’t in the deed.
HOA regulations
Rules set by a homeowners association that owners must follow, covering things like appearance, landscaping, rentals, and more. Fees are also required.
