Landlord
The owner of a rental unit, or any person who permits occupancy of a rental unit, excluding tenants.
Tenant
A person who pays rent for the right to occupy a rental unit, arising under a tenancy agreement with the landlord.
Rent
Consideration paid or given by a tenant for the right to occupy a rental unit and for any services or facilities provided by the landlord.
Rental Unit
Any living accommodation used as rented residential premises; includes rooms in rooming or boarding houses.
Tenancy Agreement
A written, oral, or implied agreement between a tenant and a landlord for the occupancy of a rental unit.
Exemption
Situations where the Residential Tenancies Act does not apply, such as hotels or college residences.
Co-operative Housing
A type of housing where RTA eviction provisions apply to members, but rent control does not.
Rent Control
Regulations that limit the amount rent can be increased, typically enforced every 12 months.
Security of Tenure
The protections tenants have against eviction, ensuring tenancy can only be terminated according to RTA.
Assignment
Permanent transfer of possession of a rental unit, where the new tenant assumes the rights and obligations of the original tenant.
Subletting
Temporary transfer of possession of a rental unit; tenant vacates while others occupy the unit under a written agreement.
Notice of Termination
Notice given by either landlord or tenant to inform about terminating the tenancy, effective on the stated date.
Residential Tenancies Act, 2006
Legislation that provides the framework for landlord and tenant relations in Ontario, including protections and rights.
Ontario Rental Housing Tribunal
A quasi-judicial body established to handle residential landlord and tenant matters in Ontario.
Human Rights Code
Legislation that takes precedence over the RTA, ensuring tenant rights are not violated.
Eviction
The legal process by which a landlord removes a tenant from a rental unit, typically requiring a valid order.
