Land use
refers to human or natural activities on, in, over, or under the land surface. In planning, it may be broad (e.g., forest, agriculture, settlement)
Land use conversion
refers to the change from one type of land use to another, usually caused by human activity.
Reversible conversion
happens when land can return to its original condition, such as cropland becoming pasture and later reverting back.
Irreversible conversion
occurs when the land’s original character is permanently altered, such as through mining, dam construction, wetland reclamation, or urban development.
Land use capacity
refers to the practical limit of how a land unit can be productively used
Exclusionary zoning
separates incompatible land uses.
Mixed-use zoning
allows compatible activities to coexist.
Land Classification
refers to the categorization of land according to its characteristics. Land classification may be determined by ownership (such as public or private), by capability or suitability, by buildability, by market availability, or by its current use
Land Use Classification
Land use can be regarded as one of the defining characteristics of land, as it reflects how a particular parcel is utilized, developed, or managed.
