uncertain or unlimited in duration

What is Fee Estate?

interest in land that is inheritable

What is Fee Freehold?

uncertain or unlimited in duration and can be passed along through inheritance

What is Fee tail Ownership Freehold?

can be inherited only by lineal descendants (children, grandchildren, etc.)

What is Fee tail male Ownership Freehold?

can be inherited only my male lineal descendants

What are life estates?

lasts as long as the life of the holder; cannot be inherited

What is life estate pur autre vie?

life estate measured by the life of another

What is reversions?

future interest created in the grantor

What is trespass?

intentional interference with another’s land. Damages

What is nuisance?

bad smells, bad noises, invasion through smoke. interferes with another’s use and enjoyment of their property. balancing test when there is “moving to the nuisance”

What is trespasser?

duty to not intentionally injure

What is licensee?

duty to warn and to not intentionally injure

What is invitee?

duty to inspect, fix, warn, and not intentionally injure
