Planning Permission
Required whenever a person wishes to develop a site or land; involves carrying out works or making material changes in the use of land or structures.
Development
The carrying out of any works on, in, or under land, or the making of any material change in the use of any structure or other land.
Types of Planning Permission
Four types: 1) Permission, 2) Outline Permission, 3) Permission for Retention, 4) Permission Consequent on Grant of Outline Permission.
Requirements for Planning Permission
Includes planning application form, published notice, site notice, appropriate fee, consent letter from landowner, and copies of site maps.
Site Location Map
Shows the position of the site, must be to scale (1:2500 for urban areas), and highlight the site in red with north clearly indicated.
Site Notice
Must be positioned on site for two weeks before application, clearly visible and legible from the road.
Architectural Drawings
Detailed drawings of the project, including floor plans and elevations, submitted in six copies to planning authorities.
Planning Approval
The planning authority's decision on an application, can take 2 weeks to 2 months; permission is valid for seven years.
Local Area Development Plan
A document that provides guidance on acceptable land use and development, including sensitive areas.
Vernacular Architecture
Architecture built by ordinary individuals in accordance with local styles and traditions, influencing building designs like cottages in Ireland.
Building Orientation
The position of a building can significantly influence light, shelter, and prominence in the landscape.
Materials Consideration in Construction
Factors include energy used for production, emissions, running costs, lifespan, local sourcing, and recycling potential.
Product Life Cycle Assessment
Analyzes the environmental impact of building materials from production to disposal, addressing energy, air, and water pollution.
