Planning Permission

  • Definition: Required for any development on land (includes construction and change of use).

  • Types of Planning Permission:   - Permission   - Outline Permission   - Permission for Retention   - Permission consequent on grant of outline permission.

  • Requirements:   - Completed application form.   - Newspaper notice (full page).   - Site notice (one copy).   - Appropriate fee.   - Letter of consent from landowner.   - Letter from water scheme secretary.   - Six copies of site location map (scale 1:1000 for urban, 1:2500 for rural).

Site Notice

  • Must be visible for two weeks before application.

  • Clearly written and in a prominent position.

Site and Layout Maps

  • Site Location Map:   - Shows site position, highlighted in red, with north direction indicated.   - Scale requirements.

  • Site Layout Map:   - Six copies required; delineates site boundaries, buildings, and other features (scale 1:500).

Architectural Drawings

  • Six detailed copies of drawings necessary (e.g., floor plans, elevations).

  • Must include specifications for materials and finishes.

Planning Approval Process

  • Decision timeframe ranges from 2 weeks to 2 months.

  • Appealable to An Bord Pleanála if refused.

  • Valid for 7 years if granted.
