Accessoria or Row House

A house of not more than two storeys, composed of a row or dwelling units entirely separated from one another by partly wall or walls and with an independent entrance for each dwelling units.

Balcony

A portion of the seating space of an assembly room, the lowest part of which is raise 1.20 meters or more above the level of the main floor.

BASEMENT

A portion of a building between floor and ceiling which is partly below and partly above grade but so located that the vertical distance from grade to the floor is less than the vertical distance from grade to ceiling.

BUILDING HEIGHT

The vertical distance from the established grade elevation to the highest point of the coping of a flat roof, to the average height of the highest gable or a pitch or hip roof, or to the top of the parapet if the roof is provided with a parapet. In case of sloping ground, the average ground level of the buildable area shall be considered the established grade elevation.

BUILDING HEIGHT LIMIT

The maximum height to be allowed for buildings / structures based on their proposed use or occupancy. It is measured from the established grade line to the topmost portion of the proposed building / structure.

BUILDING LENGTH

It is the general linear dimensions usually measured in the direction of the bearing wall for girders.

EXIT

A continuous and unobstructed means of egress to a public way, and shall include intervening doors, doorways, corridors, exterior exit balconies, ramps, stairways, smoke proof, enclosures, horizontal exits, exit passageways, exit courts, and yards.

FLOOR AREA

The total area included within the surrounding exterior walls of a building or portion thereof, exclusive of vent shafts and courts.

FOOTING

That portion of the foundation of a structure which spreads and transmits loads directly to the soil or the pile.

FOUNDATION

All the portions of the building or structure below the footing, the earth upon which the structure rests.

GARAGE

A building or portion thereof in which a motor vehicle containing gasoline, distillate, or other volatile, flammable liquid in its tank, is stored, repaired, or kept.

DEAD LOAD

The weight of the permanent portions of a building or structure; it includes the weight of the walls permanent partitions, framing floors, roofs, and all other permanent and stationary fixtures mechanism, and other construction entering into and becoming a part of a building or structure.

LIVE LOAD

The weight of the contents of a building or structure; it includes all loads except dead and lateral, and weight of temporary partitions, cases, counters, and similar equipment, and all loads imposed due to the occupancy of the building or structure.

OCCUPANT LOAD

The total number of persons that may occupy a building or portion thereof at any one time.

LOT

A parcel of land on which a principal building and its accessories are placed or may be placed together with the required open spaces.

MEZZANINE FLOOR

A partial intermediate floor in any storey or room of a building having an area not more than one-half of the area of the room or space in which it is constructed.

OCCUPANCY

The purpose for which a building is used or intended to be used. The term shall also include the building or room housing such use.

PANIC HARDWARE

A bar which extends across at least one-half the width of each door leaf, which will open the door if subjected to pressure.

PARTITION

An interior subdividing walls.

SHAFT

A vertical opening through a building for elevators, dumbwaiters, mechanical equipment, or similar purposes.

ZOCALO WALL

The wall between the bottom of the window sill and the ground.

FIRE WALL

Any wall which subdivided a building so as to resist the spread of fire, by starting at the foundation and extending continuously through all storeys to, or above the roof. Only a vent well is the allowed opening and shall extend above roof from 400mm to 1000mm.

PARAPET WALL

Wall that is part of any entirely above the roof line.

WINDOW

An opening through a wall of a building to the outsider for the purpose of admitting natural light and ventilation.

ARCADE

A roofed or covered sidewalk.

FENESTRATIONS

Refers to the design, construction or presence of openings in a building. It includes windows, doors, louvres, vents , wall panels, skylights , storefronts ,curtain walls and glazed systems.

AIR CONDITIONING

The process of treating air so as to control simultaneously its temperature, humdity, cleanliness, and distribution to meet the requirements of the conditioned space.

ABUTMENT

A form of a semi-permanent or permanent structure constructed along a property line, usually of reinforced concrete or other fire-rated material where absolutely no form of permitted opening is allowed to it.

VENTILATION

Process of supplying or removing air by natural or mechanical means or from any space.

SETBACK

The horizontal distance measured 90 deg from the outermost face of the building/ structure to the property lines.

SIDEWALK

The portion on each side of the road right of way (RROW) reserved for the exclusive use of pedestrians and the disabled who are in transit.

SOFFIT

The underside of a beam. lintel, or revear.

YARD

The vacant space left between the outermost face of the building / structure and the property lines e,g front, rear, right and left side.

CARRIAGEWAY / ROADWAY

The portion or component of the RROW on which motor vehicles are allowed to pass and on which vehicles may also be allowed to park in case of onRROW ( on-street) or on-roadway parking.

FLOOR TO FLOOR HEIGHT

The perpendicular distance or vertical measurement between the uppermost surfaces ( finish level) of two ( 2) successive floors of a proposed building / structure .

ESCALATOR

A power driven, inclined, continuous stairway for raising or lowering passengers.

COMPRESSOR

A mechanical device used in refrigeration system for the purpose of increasing the pressure upon the refrigerant.

CANOPY / MARQUEE

A permanent roofed structure above a door attached to and supported by the building and projecting over a wall or sidewalk.

STRUCTURAL SYSTEM

The framing system including the columns and the girders, beams, trusses, and spandrels having direct connections to the columns and all other members which are essential to the stability of the building as a whole. The members of floor or roof which have no connection to the column shall be considered secondary and not a part of the structural frame.

PARKING SLOT

Spaces to be used mainly for parking motor vehicles of all types ( private and public ).

OFF STREET PARKING

Parking slots and ancillary spaces that are located outside the RROW/ street.

OFF SITE PARKING

Parking slots and ancillary spaces that are located outside the RROW/ street and to be provided onlt within the property lines / limits of a separate site or lot on which a project is not located.

ON- SITE PARKING

Parking slots and ancillary spaces that are located outside the RROW / street and to be provided only within the provided only within the property lines / limits of a site on lot which a building is to be constructed.

FLOOR PLATE

The gross expanse of a floor measured from the outermost edges of floor slabs and which may or may not be representative of the typical floor of a proposed building / structure.

CONDENSER

A vessel or arrangement of pipes or tubing in which vaporized refrigerant system for the purpose of increasing the pressure upon the refrigerant.

EASEMENT

A kind of public open space defined under the water code and other laws that must be absolutely free of all forms of physical obstructions that can negatively affect natural light and ventilation within such space or that can impede access to or the full recreational use of such space by the general public.
