Real estate agent
A licensed professional who helps people buy or sell property but must work under a broker and cannot operate on their own.
Realtor
An agent who is a dues-paying member of the National Association of Realtors (NAR) and agrees to its code of ethics.
Broker
A higher-licensed professional who can work independently, open their own brokerage, and is legally responsible for the agents under them.
Principal or designated broker
The one broker legally accountable for the brokerage and everyone in it.
Managing broker
The individual who oversees daily operations, agents, and often the compliance review.
Associate broker
A professional who has a broker license but chooses to work under another broker rather than run their own shop.
Commission
A percentage of a home's sale price an agent earns, which is paid only when a deal closes.
Company dollar
The brokerage's share of an agent's commission split.
Compliance
The broker's review and approval of a transaction's paperwork to ensure legal responsibility and protection of licenses.
MLS (Multiple Listing Service)
A private regional database where agents list properties for sale, share them with other agents, and track property data like price and history.
DRE
The Department of Real Estate, which serves as a state regulator for licensed real estate professionals in California.
The Golden Rule
The principle that a VA's role is to support and never to advise, as they are not licensed to provide real estate, legal, or financial advice.
Rainmaker/team lead
The senior agent who owns the team, brings in most of the business, and acts as the ultimate client for a VA.
Buyer's agent
A team member who works with buyers to show homes, write offers, and guide them to closing.
Listing agent
A team member who works with sellers to handle pricing, listing, and marketing the property.
ISA (Inside Sales Agent)
A lead-lane role focused on calling and converting leads into appointments.
Transaction coordinator
An anchor role, often filled by a VA, that manages deals from contract to close.
Admin / operations
A role, often filled by a VA, that keeps the back office running through listings, files, systems, and reporting.
5 to 6 percent
A common total commission range for a home's sale price, which is negotiable and never fixed by law.
70/30
A common example of a split between an agent (70%) and their brokerage (30%).
VA Payment Structure
Real estate VAs are typically paid a flat rate, which can be hourly, per transaction, or a monthly retainer.
Common MLS Systems
Matrix, Bright MLS, Stellar MLS, Paragon, and Flex MLS.
