Allowable Maximum Building Footprint (AMBF)

The resultant area established at grade level upon which a proposed building or structure may stand, measured horizontally from property lines or firewalls to the outermost exterior walls.

Low Density Residential (R-1) Firewall Exception

R-1 occupancies strictly prohibit firewalls, except for a carport roof support abutment up to $3.20\,\text{meters}$ high from grade, constructed of perforated/decorative concrete blocks above $1.50\,\text{meters}$, with a length not exceeding $7.00\,\text{meters}$ or $50\%$ of the side property line.

Medium Density Residential (R-2) Firewall Restriction

Firewalls for R-2 occupancies may only be erected on one side property line up to a maximum of $80\%$ of its total length.

Townhouse Residential (R-4) Firewall Restrictions

Firewalls permitted on two side property lines up to a maximum of $85\%$ of each side line's length, not exceeding $50\%$ of the total lot perimeter, allowed for a maximum three-storey structure.

Residential Condominium (R-5) Two-Side Firewall Allowance

Firewalls on two sides allowed up to $75\%$ of each side line length, max $50\%$ of total perimeter, restricted to a maximum eight-storey podium structure.

Total Gross Floor Area (TGFA)

The allowable maximum gross floor area of a proposed building based on lot type percentages and storey multipliers, which must not exceed the Allowable Maximum Volume Building (AMVB).

Building Height Limit (BHL)

The maximum permitted height for buildings measured from established grade line to the topmost portion, excluding permitted roof projections such as signage, masts, antennas, and telecom towers.

Established Grade (Sloping Grade <= 3.00 meters)

When the elevation difference along the footprint perpendicular to the RROW is less than $3.00\,\text{meters}$, the highest adjoining natural grade or finished sidewalk grade is the established grade.

Established Grade (Sloping Grade > 3.00 meters)

When the elevation difference along the footprint perpendicular to the RROW exceeds $3.00\,\text{meters}$, the average grade level of the building footprint is considered the established grade.

Combustible Spire and Tower Height Extension

Spire, tower, or steeple projections of combustible materials not used for habitation or storage may extend a maximum of $6.00\,\text{meters}$ above the prescribed Building Height Limit (BHL).
