Boiler room alarm

The Boiler Room/Chiller Room Refrigerant Gas Leak Alarm provides an early warning of leaks in the chiller room, directly adjacent to the boiler room. The chiller room uses a non-toxic gas that is heavier than air, displacing oxygen and creating a space that is unbreathable should it leak in sufficient quantity. Two different types of alarms are present; a visual strobe with a low parts-per-million (PPM) leak or a visual strobe and audible klaxon with a high PPM leak. 

When Security is notified of an alarm, whether visual or audible, they should always respond as if the leak is serious. Security should never enter the chiller room when the alarm is triggered. If a guard were to enter the chiller room during a leak, the guard could pass out. This is even more likely if the alarm reports a high PPM with an audible klaxon. If there is high concentration of gas and a guard passes out and falls to the floor, they will inhale higher concentrations of refrigerant gas and could die. 

Security should respond in the following ways:

  1. Evacuate the area. “The area” is only the chiller room. Security should take a QUICK look inside the chiller room and call out to verify nobody is inside, and then close both entrances to the room.

  2. If a Stage 1 alarm (Visual strobe only) is sounded, the AC shop and Risk Management should be contacted. If a Stage 2 alarm (Visual strobe and klaxon) is sounded, Police Dispatch should be called first followed by Risk Management and the AC shop. 

  3. Keep people out of and away from the room until the appropriate authorities have arrived and taken control of the situation.
