General Warranty Deed
The grantor warrants that the title has no defects, even those the owner didn't cause.
Special Warranty Deed
it has lesser title protection than General warranty deeds. The grantor warrants that the title doesn't have any defects caused by him.
Quitclaim Deed
Offers the least title protection and doesn't offer any warranty against defects.

Deed describes the land, and the grantor is the rightful owner.

Warranty (Covenant)
The grantor promises to protect against future encroachments.
Covenant of Further Assurances
The grantor assures that he will do whatever is reasonably necessary to cure future problems with title.
Quiet Enjoyment
The grantor promises to defend against future challenges to the grantee’s title.
