Floor-Lot Area Ratio (FLAR)
The primary or initial determinant of building bulk used to compute the Gross Floor Area (GFA) by multiplying it by the Total Lot Area (TLA).
Outermost Faces of Building (OFB)
The outer building boundary primarily determined by vertical projections of the outermost faces of the Allowable Maximum Building Footprint (AMBF) up to the height prescribed by the Building Height Limit (BHL).
Allowable Maximum Volume of Building (AMVB)
The ultimate volume limit of a building determined by multiplying the Allowable Maximum Building Footprint (AMBF) by the Building Height Limit (BHL) to create an imaginary footprint prism, then superimposing the RROW angular plane.
Gross Floor Area (GFA)
The total floor space within the perimeter of permanent external building walls (inclusive of main and auxiliary buildings), such as office areas, residential areas, corridors, lobbies, mezzanine levels, and attached floor projections.
Total Gross Floor Area (TGFA)
The total floor space within main and auxiliary buildings consisting of the Gross Floor Area (GFA), all enclosed support areas, and other usable horizontal attached surfaces above and below grade.
Allowable Maximum Building Footprint (AMBF) Formula
AMBF (in sq. meters)=Total Lot Area (TLA)−Land area required for yards/courts+Additional buildable lot area due to Firewall construction

Resultant Building Height Formula
Resultant Height (in meters)=Building Height Limit (BHL in storeys)×Desired Floor to Floor Height (in meters)
Gross Floor Area (GFA) Formula
GFA (in sq. meters)=Total Lot Area (TLA)×Recommended Floor to Lot Area Ratio (FLAR)
Total Gross Floor Area (TGFA) Formula
TGFA (in sq. meters)=GFA+Non-GFA areas−Requirements for courts at all floors above grade
Residential 1 (R-1) FLAR Designation
1.50 (at a 3-storey or 10.00m BHL).
Commercial 3 (Com-3) FLAR Designation
9.00 up to 34.00 (at a 60-storey or 180.00m BHL).
Cemetery FLAR Designation
0.80.
Cemetery Perimeter Fence Height Limit
A strong material fence or wall totally enclosing the cemetery that shall not exceed 3.00meters in height.
Cemetery Perimeter Clearance Requirement
A minimum clearance of 5.00meters between the perimeter fence and the nearest interment plot, unless enclosed by a solid reinforced concrete wall at least 2.00meters high.
Ground Interment Excavation Depth
A minimum depth of 1.50meters from ground level to base of excavation, or 1.00meter if concrete vaults are used.
Multi-Level Interment Niches Specification
Solid reinforced concrete construction of not less than 150millimeters thickness allowed to abut cemetery walls if the walls are of solid reinforced concrete.
Columbaria Construction Specifications
Horizontal divisions of reinforced concrete at least 50millimeters thick, and vertical divisions of concrete hollow blocks at least 100millimeters thick with non-porous cement mortar.
Minimum Cinerarium Dimensions
300millimeters×300millimeters×460millimeters.
Cemetery Chapel Requirement
A chapel for funeral ceremonies constructed within the cemetery with a floor area of at least 50.00sq.meters.
Wake Chaplets Area Standard
A minimum area of 50.00sq.meters for thirty (30) persons and at least 1.60sq.meters for each additional person.
Memorial Park Administration Office Allocation
A 64.00sq.meters lot allocated for an administration building office in memorial parks with an area above one (1) hectare.
Cemetery Street Lighting Lamppost Spacing
Street lighting lampposts installed at a maximum distance of 100.00meters or as prescribed by the servicing power firm.
Cemetery Parking Area Requirement
Parking area equivalent to a minimum of 5% of the gross area of the memorial park/cemetery, provided over and above required structure parking.
