Construction Documents (CDs)
Information necessary to communicate technical details for obtaining bids, navigating the permitting process, and guiding construction.
Construction Drawings
The part of the construction documents containing technical information about the physical location of improvements, component details, and quantities of design elements.
Specifications (Specs)
Written documents that deal with the standards of quality expected in the construction improvements and the procedures to be used during the process.
Scope
The extent of the area or subject matter that something deals with or to which it is relevant.
Front End Documents
A series of contractual documents at the beginning of construction contracts that stipulate the conditions and terms of the contract to protect the Owner and Contractor.
Technical Specifications
Documents established to dictate the quality of materials and procedures to be used in project implementation, typically organized in a MasterFormat.
MasterFormat
A standardized system used in North America to organize construction information into 50 divisions, each representing a specific aspect of construction.
Layout Plan (Staking Plan)
A detailed drawing showing the location of various site elements like roads, walkways, and structures using survey, coordinate, or dimensioning systems.
Survey System
A method of locating site elements on a layout plan using lines and bearings.
Coordinate System
A system used for buildings and isolated site elements that utilizes northing, easting, and elevation references.
Plan Dimensioning
A type of dimensioning used specifically on the Layout Plan for site-wide arrangements.
Detail Dimensioning
A type of dimensioning used specifically within Construction Details.
POB
Point of Beginning; the starting point determined for laying out design elements.
PC (Point of Curvature)
The specific point at which a curve begins.
PT (Point of Tangency)
The specific point at which a curve ends.
PI (Point of Intersection)
The point at which two tangents intersect.
L (Curve Length)
The distance from the PC to the PT measured along the curve.
Architectural Grid
A layout system that utilizes the building grid to organize and layout proposed site construction, often where strict relationships exist between building and site.
Offset Method
A layout system for irregular shapes that uses a baseline with dimensions at regular intervals, such as every 10ft.
ASTM International
Formerly the American Society for Testing and Materials, a globally recognized organization that develops technical standards for materials across 90 industries.
MuniCode Library
A search tool used to find Unified Land Development Codes, zoning regulations, and building codes for specific areas.
Station
The horizontal measurement along the Survey Center Line of a project, where one hundred feet constitute a Highway Station.
