Project Work Plan (PWP)
Organizational framework to plan how and in what sequence project work will occur.
Construction Administration
Oversight and execution of a construction contract during the pre-con, construction, and closeout phases of a project
Requests for Information (RFI)
Generally issued by contractor to owner’s representative to clarify some aspect of the proposed design that is ambiguous or unclear
Field Order (Field Change)
Owner-approved change that has no impact on the existing contracts timeline or budget
Shop Drawings
Detailed drawings from a contractor or subcontractor that take design intent drawings from the project design team and develop them to show, in detail, how the component or object will be fabricated, assembled and/or installed
Field Report
Summary of the LA’s observations at the construction site, any discussions had and decisions made, as well as description of any difficulties in construction
Clerk of Works
Generally responsible for verifying quantities of material delivered to the construction site and confirms the work is carried out properly and that health and safety rules are being followed
Schedule of Values
Cost item breakdown that allocates value for the project scope described in the contract between the owner and contractor
Acceleration
When the contractor must hire additional workers, work overtime or incur other costs to meet a deadline
Backcharging
Allow a party to recover expenses incurred when the other party fails to act according to the language outlined in the contract
Active Interference
Owner directly interferes with the work of the contractor, thus causing damages or delays to the project
Liquidated Damages
Provide compensation to the owner for financial and other losses resulting from delayed completion
Retainage
Withheld from payments to the contractor and then released after contractor addresses all punch list item and upon final completion
Revision Clouds
Designate/highlight changes in the project work
Substantial Completion
When owner can occupy it, and it is seems ready for its intended use. Does not mean that all aspects are 100% complete
Punch List
Document minor deficiencies in the construction project and track these outstanding items to ensure their completion
As-Built Drawings
Depicts all aspects of the final built project
Final Completion
All work is fully and finally completed in accordance with the contract documents
