A must preform services consistent to standard of care

  • maintain insurance until termination:

    • commercial general liability

    • automobile liability coverage

    • workers compensation

    • employer’s liability

    • professional liability → covers negligent acts, errors, omissions of > 2M per claim + in aggregate

  • certificates of insurance must be provided to O

  • A will require consultants to carry + maintain sufficient insurance appropriate to proj

  • authorize minor changes in work that are consistent w contract documents (don’t impact sum or time of proj)

  • project completion responsibilities:

    • conduct inspections (punch lists) for SC + final completion dates

    • issue certificates of SC

    • issue final payment

    • keep O in loop + ask for approval
