What is Article 1 - Initial Information
outlines physical proj characteristics, O’s intent for program, budget, anticipated milestone dates, procurement + delivery method, sustainable objective
Name + contacts of O + A’s consultants, contractors, representatives
information may change, everyone must be compensated + in agreement
What is Article 2 - Architect’s Responsibilities?
A must preform services consistent to standard of care
maintain insurance until termination:
commercial general liability
automobile liability coverage
workers compensation
employer’s liability
professional liability → covers negligent acts, errors, omissions of > 2M per claim + in aggregate
certificates of insurance must be provided to O
A will require consultants to carry + maintain sufficient insurance appropriate to proj
Additional Insured: O included as additional insured for claims caused in whole/in part of A negligent acts/omissions
What is Article 3 - Scope of Architect’s Basic Services
retain consultants to produce set of construction documents → structural, mechanical, electrical, plumbing engineers
research applicable design criteria, attend proj meetings, communicate w team + report progress to O
create initial schedule w anticipated dates for commencement of construction, SC, + include allowances for periods + time for O’s + consultants reviews + approvals
submit proposals to gov for approval of construction docs + utility services for proj
assist O for filing documents required for permits + jurisdiction
attend meetings regarding: planning, facility committee, school board, public hearings as necessary/reasonably requested by O

What is the A’s responsibilities during the Schematic Design Phase?
prepare prelim evaluation of O’s program, schedule, budget for cost of work, project site, proposed procurement + delivery method + other initial info
preliminary evaluation presented to O + discuss alternatives which O must approve
prepare schematic design documents for O approval
drawings, site plans, prelim building plans, sections, elevations, study models, perspective sketches, digital representations, prelim selections of major bldg systems + construction materials
consider sustainable design, materials, bldg systems + equipment alternatives to meet code/jurisdiction requirements
submit O estimate of Cost of work
What is the A’s responsibilities during the Design Development Phase?
describe development of approved schematic design docs to O for approval
consist of drawings, plans, sections, elevations, construction details, diagrammatic layouts of bldg system for architectural, structural, mechanical, + electrical systems
update cost of work
What is A’s responsibilities during Construction Document Phase?
prepare construction documents + project manual
includes: drawings + specifications w quality lvls + performance criteria of materials + systems
assist O w
submitting docs in O name for jurisdiction over proj
develop + prepare procurement info (time, place, conditions of bidding, proposal forms), agreement between O + CON, conditions of contract for construction (general, supplementary + other conditions)
update cost of work
What is the A’s responsibilities during the Procurement Phase?
assist O with establishing list of prospective contractors
obtaining competitive bids
confirming responsiveness of bids
evaluate bids to determine successful bid/proposal
prepare contracts for construction after award by O
will consider rq for substitutions + prepare addenda for prospective bidders
A CANNOT proceed with competitive bidding until:
A received O approval of construction docs
provided O + O representative w final estimate of cost of work within O budget unless directed to proceed outside budget
A received authorization + direction from O to proceed w competitive bidding
What is A’s responsibilities during construction phase?
provide + advise O during construction + contract between O + A
beings w award of contract for construction, terminates on date A issues final certificate of payment
visit site at intervals appropriate to become familiar w progress + quality of portion of work + keep O updated
must inform O if any deviations/defects observed in work within 10 working days
has authority to require inspection/testing of work to check if work is in accordance with contract documents
if IDM is not designated, A render initial decisions on claims between O + CON
approve CON’s certification of payment before passing bill to O → representation to best of A knowledge/info/belief of CON entitlement to payment
review CON submittal schedule within 15 working days
review + respond to RFIs within agreed upon time/reasonable promptness (3-5 days)
prepare change orders + construction change directives for O’s approval
authorize minor changes in work that are consistent w contract documents (don’t impact sum or time of proj)
project completion responsibilities:
conduct inspections (punch lists) for SC + final completion dates
issue certificates of SC
issue final payment
keep O in loop + ask for approval
What is A not responsible for?
accuracy, completeness, timeliness of services + information furnished by O + O’s consultants
O’s directive/substitutions, acceptance of non conforming work made without A’s written approval
not required to make exhaustive/continuous on site inspections to check quality/quantity of work
does not need to review copies of requisitions received from SCON + suppliers, or other data rq by O to see if CON has right to payment
does not need to know how or for what purpose CON used money previously paid on account of contract sum
rq by O, A perform observation of site w O + provide assistance w enforcing/documenting warranty issues w CON year after SC w/o additional compensation
What is Article 4 - Supplemental + Additional Services?
SUPPLEMENTAL: before contract agreed upon
prelim design phase: programming, multiple prelim designs, value analysis + detailed cost estimating beyond requirement
things to do with preexisting conditions: existing facilities survey, site evaluation + planning
BIM management responsibilities + development of BIM for post construction use
on site proj representation, conformed docs for construction
as designed record drawings + constructed record drawings

What is Owners Responsibilities?
retain consultants that deal with site → geotechnical or civil engineer
establish O objectives
budget for cost of work/other costs/reasonable contingencies related to proj, schedule, constraints + criteria, program, sustainability goal
identify representative to act on O behalf
surveys/inspections/tests/reports of preexisting site conditions + required by law/contract doc
coordinate services of own consultants w those provided by A
require consultants maintain insurance + professional liability insurance
include A in all communication between CON
What is the O not responsible for?
ensuring there are no errors/omissions/inconsistencies w A’s instruments of service
