Has a high heat capacity - meaning it takes a lot of energy to raise temperature of water therefore buffers temperature changes
Has a large latent heat of vaporisation - meaning it takes a lot of energy to turn liquid water to a gas (provides a cooling effect)
Has strong cohesion between water molecules - supports water columns (for example in a plant xylem)
