Easement in gross
A specific encumbrance not tied to debt repayment.
Judgment lien
A type of general lien.
Trust deed
A form of secured debt.
Mortgage
A form of secured debt.
Fixtures
Items that are attached to the property, such as wooden shutters or a tree that has been planted in the ground.
Personal property
Items not attached to the property, such as a piano or a potted tree.
Property tax lien
A lien that has the highest priority over all other liens, including a 5,000 property tax lien.
Government survey system grid
A grid system formed by base, meridian, ranges, and tiers.
Section
A unit in the rectangular survey system containing 640 acres.
Quarter section
A unit in the rectangular survey system containing 160 acres.
Quarter-quarter section
A unit in the rectangular survey system containing 40 acres.
Dominant tenement
The estate that benefits from an appurtenant easement; the owner of this tenement is the one who signs a deed to release the easement.
Emblements
A doctrine stating that annual crops belong to the tenant farmer, allowing them to return and harvest even after a lease ends.
