Zoning
the process of dividing land into designated areas, or zones, each with specific regulations governing how the land can be used and developed.
Building Envelope
The maximum three-dimensional space on a lot that a building can occupy, defined by setbacks and height limits.
Setback
The minimum required distance between a building and the property lines (front, side, or rear).
Floor Area Ratio (FAR)
The ratio of a building's total floor area to the size of the piece of land upon which it is built.
Building Coverage
The percentage of the total lot area that is covered by buildings.
Vacant lot
A neglected parcel of property that has no buildings on it.
Landscaping
The process of making a piece of land more attractive by altering the design, adding ornamental features, and planting.
Multi-dwelling housing
A building or group of buildings containing three or more dwelling units (e.g., apartments).
Stacked Townhouses
A building containing residential units organized on multiple floors (2 to 4), usually with private entrances.
Block apartment buildings
Multi-story buildings containing units accessed by a shared entrance and stairway/s.
Clustered housing
Residential units (like townhouses or apartments) organized around a central courtyard or open space.
Courtyard
An open-to-the-sky area, typically enclosed by buildings on at least three sides.
Deep soil zone
An area of soil within a development that is unimpeded by buildings or structures, used for planting large trees and water infiltration.
Podium parking
A parking structure that serves as the base (podium) for a building above.
