Addendum
A document used to modify bid documents BEFORE the execution of a construction contract.
General Contractor Responsibility
Under a design-bid-build delivery method, the party primarily responsible for the coordination of construction means and methods.
Open specification
A type of specification that allows the contractor to submit an equivalent product to that which is specified.
AIA A101
The standard form of agreement between Owner and Contractor for a stipulated sum.
Bid bond
A requirement in competitive bidding used to ensure the bidder will enter into a contract if selected.
Unit price
A price primarily used in a bid when the exact quantity of certain work items cannot be determined in advance.
Payment Bond
A document that establishes the contractor's obligation to pay subcontractors and suppliers.
Design-Build Entity
The party in a design-build delivery who holds primary responsibility for both design and construction.
Pre-bid conference
A meeting held primarily to clarify the scope of work and answer bidder questions.
Construction Management at Risk
A delivery method where a single entity is responsible for both design and construction under a guaranteed maximum price.
AIA A201
The AIA document that serves as the General Conditions of the Contract for Construction.
Schedule of values
A document submitted by the contractor to serve as a basis for reviewing applications for payment.
Responsive bid
A bid that complies with all bidding requirements without qualification.
Division 01
The specification section in CSI MasterFormat that covers General Requirements for a project.
Allowance
A fixed sum included in a contract for a specified scope of unknown cost.
Change Order vs. CCD
A Change Order requires agreement by all parties, whereas a Construction Change Directive (CCD) does not.
AIA G704
The AIA document used to certify substantial completion of a project.
Retainage
The percentage of funds withheld from each payment application, typically at 10% per AIA A201.
Request for Information (RFI)
A document used to seek clarification on the contract documents from the architect.
Architect's Supplemental Instruction (ASI)
A document used to issue minor clarifications or instructions that have no cost or time impact.
Liquidated damages
A pre-agreed amount paid by the contractor to the owner for each day the project remains uncompleted past the agreed completion date.
AIA G702/G703
The standard application and certificate for payment forms submitted by the contractor.
Joint check
An arrangement where the owner issues payment to both the general contractor and subcontractor to ensure the latter is paid.
Substantial completion
The stage when the work is sufficiently complete for the owner to occupy or use it for its intended purpose.
Performance bond
A bond that primarily protects the owner against the contractor's failure to complete the project per contract terms.
Standard Correction Period
Per AIA A201, the period for correcting defective work after substantial completion, lasting 1year.
Front-loading
Assigning disproportionately high values to early work items in the schedule of values to receive larger early payments.
Field observation report (FOR)
A report issued by the architect to document conditions observed during site visits and note nonconforming work.
Punch list
A list prepared by the architect of items that must be corrected or completed before the owner occupies the building.
Weep holes
Openings in masonry walls that allow water to drain from the wall cavity to the exterior.
Moment connection
A steel structural connection providing resistance to both shear and bending, serving as part of a lateral bracing system.
Temporary certificate of occupancy (TCO)
A certificate issued when a building is partially complete but safe enough for a specific area to be occupied.
Slump test
A test for concrete where a result exceeding the maximum specified value indicates excess water content, potentially reducing compressive strength.
Drip edge
A masonry wall detail oriented to allow water to drip away from the wall face.
Record drawings
Also known as as-built drawings, these document the actual final condition of the building as constructed, incorporating all approved changes.
Post-occupancy evaluation (POE)
A structured assessment of a building's performance after it has been occupied for a period of time.

The Architecture Act of 2004 in the Philippines.
CPD Requirements
Per RA 10912, architects require 45 credit units per 3-year compliance period for license renewal.
Standard of Care
The requirement that an architect perform services consistent with the level of skill and care of other architects in similar circumstances in the same locality.
Presidential Decree 1096
The National Building Code of the Philippines, requiring construction to commence within 1year after a building permit is issued.
Board of Architecture Composition
Under RA 9266, the board is composed of 3 members including the chairman.
