Project Order
The sequential phases of a project: idea/pre-design, go?/no go?, Engineering Design, procurement, Construction, Turnover, ops & Mntc (operations & maintenance), and Disposal.
Public Owners
Government entities (such as Federal, State, City, or Army) characterized by a public approval process and a hard selection process.
Private Owners
Project owners including individuals, private companies, and developers, with regulations defined by the owner.
Architects
Design professionals who act as project leads, design buildings, assemble teams to design building systems, and translate owner requirements.
Engineers
Design professionals who lead industrial projects and translate owner needs regarding budget, operations, durability, and space.
Procurement Phase
The purchasing phase of a project involving supplies, vendors, and materials.
Subcontractors / Trades
Specialized entities that provide specialized labor for the general contractor.
Building Permits & Regulations
Oversight provided by local jurisdictions, involving many parties to ensure compliance and spread liability.
Building Codes
Regulations that set the minimum standard for acceptable construction, preventing corners from being cut and safeguarding the health and safety of building occupants.
Commonly Adopted Codes
Standardized building safety sets including the International Building Code (IBC), International Residential Code (IRC), and International Energy Conservation Code (IECC).
Project Risk Categories
The four main areas of potential risk in a project: Financial, Time, Design, and Quality.
Lump Sum Contract
A contract agreement based on one single fixed price for the entire project.
Unit Price Contract
A contract structure where the owner pays separately for each major element or quantity.
Cost Plus Fee Contract
A contract arrangement in which the owner reimburses the designer and contractor for actual costs and also pays an additional fee.
Design/Bid/Build
A project delivery method where the owner hires a designer (who hires consultants), holds a bid to hire a contractor, and the contractor hires subcontractors.
Design/Build
A project delivery method where the owner hires a single design firm to complete both the design and construction entirely.
Construction Project Management Method
A delivery method where the owner hires the designer and the construction management team as separate entities.
Constraints
Any obstacle or issue in the way of a project, such as Land, Money, Regulations, Time, Material, or Permits.
