Acceptance Period
The specified timeframe during which a submitted bid remains valid and binding on the contractor, typically lasting 60 days after closing, prior to which bids may be withdrawn or corrected.
Contract Agreement
The formal legal document binding the owner and contractor that integrates drawings, general and supplementary conditions, technical specifications, and addenda defining the scope of work.
Time Extensions
Contractual provisions allowing the original construction period duration to be extended for project delays that are not attributable to the contractor's fault.
Change Orders
Formal modifications to the original contract documents or project scope, governed by procedures established in the general conditions.
Changed Conditions
Contractor claims arising when actual physical site conditions encountered differ from those represented in contract documents or present unknown and unusual conditions.
Value Engineering
A mandatory incentive procedure encouraging contractors to propose innovative design or material modifications that lower costs while maintaining full required functionality.
Suspension, Delay, or Interruption
A directive from the owner or contracting officer temporarily halting all or part of the work, which may entitle the contractor to additional costs for demobilization, remobilization, and price escalation.
Liquidated Damages
An agreed monetary penalty paid by the contractor to the owner for each calendar day of unexcused delay beyond the completion date, assessed at 1/10 of 1% per day up to a maximum cap of 10% of the total contract price.
Progress Payment
Regular interim compensation paid to the contractor covering verified direct expenditures and fee markups for portions of work completed during a billing period.
Retainage
A specific percentage of earned progress payments withheld by the owner to incentivize the contractor to complete all contractual obligations satisfactorily.
Progress Reporting
The requirement for contractors to submit and continuously update construction progress charts comparing planned schedule metrics against actual completion percentage.
ACCEPTANCE AND FINAL PAYMENT
The formal project closeout completed through a joint inspection between the owner's representative and contractor, using a punch list of remaining deficiencies to finalize work and release final payments.

Integrated Project Delivery (IPD)
A collaborative workflow contract aligning stakeholders, systems, and practices to optimize project performance and reduce overall risk across design and construction.
Time and Materials Contract
An agreement where compensation is based on actual labor time spent and materials used, suitable for projects with undefined or evolving scopes.
Unit Price Contract
A contract where total payment depends on multiplying fixed unit rates by the actual measured quantities of work items completed, common in heavy civil construction.
Guaranteed Maximum Price (GMP)
A cost-reimbursement contract capping total owner payments at a fixed maximum limit, requiring the contractor to absorb any cost overruns.

Proprietary Specifications
Specifications requiring the exact use of specific manufacturer brand names, model numbers, or proprietary products.
Supplementary Specifications
Project-specific modifications or additions generated to amend standard or general specifications for unique conditions.
Substantial Completion
The point of progress, defined as 93% completion, where the owner can occupy and utilize the facility while remaining minor works do not impair structural integrity.
Labor Cost Adjustment Formula
The contract formula for price adjustments due to mandatory minimum wage increases: Adjustment=Minimum WageA×B×C, where A is the labor portion, B is 70% affected, and C is the balance of remaining work.
