Course Objectives and Evaluation
- General Aim: To develop expertise in managing construction sites while adhering to safety standards and procedures.
- Prerequisites: National N3 certificate (Civil Engineering), Grade 12 (Civil Technology and EGD), or NCV Level 4 (Civil Engineering).
- Evaluation Structure:
- Continuous assessment through two formal college tests.
- Minimum ICASS mark of 40% required to enter the final exam.
- Promotion Mark calculation: Promotion mark=40% of (ICASS mark)+60% of (Exam mark).
- Final Examination: 3 hours, closed book, 100 marks total.
Module 1: Professional Consultants
- Client Types:
- Private: Domestic individuals (e.g., house renovations).
- Commercial: Businesses requiring infrastructure for operations.
- Government: Public infrastructure projects (roads, bridges, tunnels).
- Architect: Interprets the client's vision into designs while adhering to building laws and artistic flair.
- Quantity Surveyor (QS): Manages project costs, prepares the bill of quantities, evaluates tenders, and issues interim payment certificates.
- Engineers:
- Structural: Calculates loads and stresses to ensure structural integrity.
- Mechanical: Designs HVAC, plumbing, and machinery systems.
- Electrical: Designs and tests electrical systems and circuits.
- Land Surveyor: Responsible for mapping and measuring land; includes construction/engineering and boundary surveyors.
- Building Inspector: Appointed by the city council to ensure compliance with national building and zoning regulations.
- Clerk of Works: Represents the client/architect on-site to inspect workmanship quality and ensure specifications are met.
Module 2: Building Firms
- Firm Size and Scope:
- Small: Focuses on house construction, maintenance, and small renovations.
- Medium: Handles housing complexes and small shopping centers.
- Large: Specializes in skyscrapers, malls, roads, and bridges; owned by stockholders and managed by a Board of Directors and CEO.
- Business Acquisition Methods: Recommendation, reputation, advertising, standing arrangement, and tendering (open or closed/rotation).
- Internal Departments:
- Contracts: Negotiates terms and compiles documents.
- Estimation: Calculates costs for tenders.
- Costing: Records actual vs. estimated costs.
- Buying: Procures materials and manages equipment hire/sales.
- Plant and Maintenance: Services firm-owned equipment.
- Human Resources: Manages personnel and disputes.
Module 3: Site Preparation and Layout
- Preliminaries: Access roads, demolition, site clearance (vegetation/soil), drainage systems, and utility connections (electricity, water, sewerage).
- Security Measures: Includes perimeter fencing, signage, lighting, CCTV, and GPS tracking.
- Site Layout Plan: A management tool to reduce travel times and congestion. Factors include proximity of storage to building areas and placement of ablution facilities near sewer lines.
- Regulations:
- Covered Walkways: Required if demolition occurs within 3m of a property border.
- Traffic Control: Personnel must be trained in signaling and use two-way radios.
- Protection Orders: Environmental regulations protecting natural beauty and animal habitats.
Module 4: Planning and Programming
- Programming Steps:
- Plan schedule management.
- Define activities (task list).
- Sequence activities based on dependencies.
- Estimate activity resources (labour, equipment, facilities, fixed costs).
- Estimate activity duration (Analogous, Parametric, or Three-point estimation).
- Develop the schedule (network diagram/Gantt chart).
- Task Dependencies:
- Finish-to-start (FS): Task X must finish for Y to start.
- Finish-to-finish (FF): Task X must finish for Y to finish.
- Start-to-start (SS): Task X must start for Y to start.
- Start-to-finish (SF): Task X must start for Y to finish.
- Critical Path Method: Identifies tasks with zero slack (float) that determine the total project duration.
Module 5: Building Materials
- Material Flow: Procurement -> Storage -> Use.
- Key Documentation:
- Requisition Form: Internal request for materials.
- Purchase Order: Sent to the external supplier.
- Delivery Note: Documentation provided physically with materials.
- Invoice: Request for payment after order acceptance.
- Storage Guidelines:
- Cement: Max 10 bags high, alternate directions, stored 600mm from exterior walls and 150mm off the floor.
- Steel: Coated with cement wash or primer; stored 150mm above ground.
- Timber: Stored on treated beams 150mm above ground; ends coated with coal tar or wax to prevent cracking.
- Wastage Control: Achieved through deconstruction (vs. demolition), proper handling, and accurate planning.
Module 6: Construction Equipment
- Scaffolding: Temporary work platforms consisting of standards (vertical), ledgers (horizontal), transoms (cross), and base plates.
- Types: Single-pole, independent, putlog, cantilever, suspended, and mast climbing.
- Hoisting and Excavation:
- Hoisting: Cranes (Mobile, Tower, Derrick), winches, and chain hoists.
- Excavation: Excavators, backhoes, and loaders.
- Compaction and Levelling:
- Levelling: Bulldozers, graders, wheel tractor scrapers.
- Light Compaction: Rammers and vibratory plate compactors.
- Heavy Compaction: Smooth wheel, sheep foot, and pneumatic tired rollers.
- Mixers: Batch mixers (Tilting, Non-tilting, Reversing drum, and Pan mixers) and continuous mixers.
Module 7: Foundations
- Foundation Purpose: Reduce load intensity, distribute weight, and provide lateral stability against undermining.
- Classification:
- Shallow Foundations (depth < 3m): Strip (traditional or deep), Pad (separated, balanced, or continuous), and Raft (solid slab, cellular, or piled).
- Deep Foundations: Pile foundations (End-bearing or Friction), buoyed foundations, and cantilevered (strap) foundations.
- Soil Properties and Testing:
- Soil Types: Clay, sand, and loam.
- Analysis Factors: Compressibility, cohesion, internal friction, and permeability.
- Plate Load Test: Determines bearing capacity and likelihood of settlement.
- Settlement Formula: Settlement of foundation=size of platesettlement of plate×width of pit.
Module 8: Organisations in Construction
- Legal Entities:
- Sole Trader: Owner is personally liable for all debts and obligations.
- Partnership: Two or more people share equity and are jointly/separately liable.
- Company: Registered entities where shareholder liability is limited to their shares. Divided into Private (Ltd) and Public (PLC).
- Holding Company/Conglomerate: Parent company owning subsidiaries; limits risk as it is not typically responsible for subsidiary liabilities.
- Business Mistakes: Strategic (top management decisions), Operational (day-to-day failures), and Cash Flow (passive collection or poor contingency planning).
