Project Updates and Discussions

Outstanding Items and Assistance

  • Lighting Package: Finalizing is a priority; currently behind schedule.
  • Submittals:
    • Issue for permit drawings: fire alarm, IRCs, and two-way radio.
    • Submittal status: MSB one and MSB two.
  • PV (Photovoltaic) System:
    • Issues with SMUD (Sacramento Municipal Utility District) approval.
    • SMUD's pilot program may not be a pilot program.
    • The vendor is non-responsive; struggling to answer questions.
    • Concern about potential cost impact due to delays.

PV System and SMUD Approval

  • Follow up with the PV vendor to get a response to SMUD.
  • Potential cost increases for MSBs (Main Switch Boards) due to delays should be avoided.

Lighting Fixture Changes

  • Design team resistant to changes; significant cost difference in fixtures.
  • Need to convince the owner to approve the change, as VE (Value Engineering) wasn't done with the owner.

Project Schedule and Delays

  • An updated master schedule has been created to account for rain delays.
  • The start of secondaries is planned for mid-August.
  • Multi-family project delays are impacting manpower projections.
  • The foreman, Joe, will be shifted to this project after wrapping up a 200-unit multifamily project in Sacramento.

Weather Considerations and Drying In

  • Plan is to dry in the whole building at once.
  • Consider phasing the dry-in process to allow MEPs (Mechanical, Electrical, and Plumbing) to start work in phases.
  • Roof framing duration: 10 days.
  • Roof installation duration: 15 days.
  • Electrical inspectors typically require all windows and window flashing to be in place before allowing wire pulling.
  • Flexibility to start on one end of the building and work from southwest to northeast.
  • Roof framing completion: November 12, 2025.
  • Estimated dry-in completion: early December.

Project Duration and Acceleration

  • The project is on a 22-month schedule, with delays tacked onto the end.
  • No official request for acceleration.
  • Buffer built into the schedule, aiming for completion by October 14, 2026, before the 22-month mark.

Change Orders

  • RFI (Request for Information) 22: Heat pump upsize (likely in the owner's hands).
  • SMUD primary work handled by the joint trench contractor.
  • AT&T and Comcast work also with the joint trench contractor.
  • Secondary and primary conduit deduct: joint trench will handle everything; electricians just pull wire.
  • Temp power: handled.
  • Fire alarm: to be resolved after building permit issuance.
  • MSBook d one PV: pending SMUD approval; may revert to the original plan.
  • PV raceways: electrical team to handle raceways from the electrical room to the arrays.
  • Fireplace deduct: fireplace has been ordered.
  • Price increase due to tariffs: avoided.
  • Trash compactor wiring: RFI out.
  • Joint trench credit: 33 reduction if joint trench handles primaries.

FAAHJ Comments and Building Permit

  • Building permit issuance dependent on grading and fire road completion.
  • Last communication with FAAHJ (Authority Having Jurisdiction) in April; awaiting a definitive answer from Tammy (coordinator) and Allison (building official).
  • Aiming to get pad certification and building permit issued before the end of the year to maintain the 2019 code cycle.
  • Allison (chief building official) indicated the building pad should be ready in time.
  • The 90k amount tied to FAAHJ comments is related to low-frequency devices and may be avoided if the 2019 code cycle is maintained.

Outstanding Items and Coordination

  • Need a response from SMUD and resolution on lighting fixtures.
  • Potential delays due to lack of response from the PV contractor is a concern.
  • Meeting to be scheduled towards the end of the month for further updates.
