General Provisions

  • Contract Documents include the Agreement, Conditions, Drawings, Specifications, Addenda, etc.

  • Work defined as all activities required by the Contract Documents.

Owner Responsibilities

  • Must provide evidence of financial arrangements before work commencement.

  • Secures necessary permits and pays for approvals and fees.

Contractor Responsibilities

  • Must provide all labor, materials, and equipment.

  • Holds responsibility for site safety and compliance with laws.

  • Required to submit construction schedules and shop drawings.

Architect Responsibilities

  • Acts as the Owner's representative, overseeing contract administration.

  • Reviews applications for payment and certifies amounts.

  • Authority to reject work not conforming to contract specifications.

Changes in Work

  • Changes executed via Change Order or Construction Change Directive.

  • Adjustments in contract sum or time to reflect changes.

Time Management

  • Contract time defined for completion of work.

  • Delays may extend contract time under specific conditions.

Payments

  • Owner must pay Contractor upon receipt of certified applications.

  • Progress payments necessitate submission of supporting documents.

Protection of Persons and Property

  • Contractor responsible for safety and protection of workers and site property.

Insurance and Bonds

  • Contractor to maintain insurance as specified in Contract Documents.

  • Owner procures necessary insurance and complies with regulations.

Claims and Disputes

  • Claims must be substantiated and initiated within specified time limits.

  • Mediation required before arbitration for disputes.

Termination or Suspension

  • Owner can terminate for convenience or cause,

  • Contractor can also terminate under specified conditions.
